Established in 2009 under the name HA Cleaning Services, our business was originally dedicated to providing local cleaning services in both residential homes and holiday lets within the South Lakes area. Now based on-site at Neaum Crag we have found the opportunity to expand our services beyond cleaning.

Having grown up locally in Ambleside and lived and worked in the South Lakes, we are able to offer an extensive list of reliable trades from local contacts, with the peace of mind that we will be here on-site to supervise and manage any work being undertaken.

Changeover service.

A full clean of your property at the end of the current guests stay, beds made up with fresh linen and towels ready for the new arrival.

 

Linen change.

If a guest stays more than a week a linen change can be arranged this will include fresh bedding for all used beds and clean towels where appropriate.

Vacant fresh.

If your property has been empty for 7 days or more we can carry out a check of the property, making sure everything is as it should be and on request can have a quick freshen up ready for any incoming guests.

Spring clean.

Neaum Crag Services recommend that rental properties have a deep clean at least once a year. The property is cleaned from top to bottom including carpet and upholstery cleaning and oven cleaning. This will take place at the start of the new season.

 

Window cleaning.

Window cleaning can be arranged for the outside windows on a regular basis to keep them gleaming and streak free using a window vac system.

Carpet & upholstery cleaning.

We can arrange for a local contractor to clean carpets and upholstery within your property including spot stain removal for those small accidents caused by drink spillages etc.

Maintenance & repairs.

Any maintenance issues that are reported by departing guests or picked up by the cleaning department will at this stage be reported to management. We will then in turn resolve any issues or contact the correct contractor to follow out the appropriate task.

 

Fully insured - Trading as HA Cleaning Services since 2009, all cleaners are fully insured and vetted providing high standards of cleaning.

Property maintenance.

Maintenance, refurbishment and repairs using local qualified trades people, including plumbers, electricians, joiners and builders.

 

Handyman services

Finding a local handy man who is reliable and offers cost effective rates can be difficult when you are away from Neaum Crag and have a busy lifestyle, we have a strong relationship with local tradesmen who are at hand when needed even at short notice. So be at ease with knowing Neaum Crag Services has every job undertaken.

Portable appliance testing (PAT).

Some insurance companies stipulate that all portable appliances are tested on a yearly basis. Using local pat testing contractors this can be arranged for you to be undertaken during changeover days or within the shut down period on site.

Light bulb replacements.

Something as simple as changing a light bulb can prove to be quite costly when contractors from off site are involved, we can arrange for light bulbs to be ordered and delivered to the onsite office at website prices thus keeping the cost down of replacing bulbs, or if it’s something more technical with the light fitting we will arrange for the electrician to take a look.

 

Fire risk assessment.

This is a mandatory requirement for all guest accommodation, and can be arranged alongside portable appliance testing by our list of local contractors.

Grounds maintenance.

Providing outdoor services such as general gardening, leaf blowing and deck jet washing. This can be arranged for one-off jobs or for the regular upkeep of your property.

Home improvements.

If you are looking at updating your kitchen or fancy a new look to your lodge, I can arrange for local contractors to take out any work required to do this in a time scale to suit you and in a cost effective way.

 

Winter maintenance.

It’s vitally important that your lodge is properly prepared for winter and professionally “drained down” to avoid the danger of damage from frozen or burst pipes. Water to the lodge is switched off, drained down and antifreeze is added to the traps.

We offer a full "winterisation" system which covers the draining down of your lodge, and also many insurance companies now stipulate regular checks including fire alarm checks, electrical checks and leaks. As we are based on-site these checks can be offered to all owners at a reasonable price, without large call out fees that other local companies may charge for these services.

Guest management.

Taking care of bookings, guest arrival, assisting with guest requirements and ensuring the smooth running of your holiday home.

Property inventory.

We can arrange a detailed inventory listing all contents of your property at the start of the new season for any rental properties.

Key holding.

We hold keys for all properties for housekeeping and maintenance reasons, however we can be on call if you should require assistance out of hours. Call out fees will be applicable.
